HRP Associates,
Inc. (HRP) was selected by a national developer to conduct
environmental assessment, remediation and site planning support
for the former Malleable Iron Fittings and Textile Prints site
in Branford, CT.

The owner
proposed a multi-phase redevelopment of the site to
include the rehabilitation of an historic foundry
building, construction of three new condominium towers
for residential use, and construction of a hotel and
retail and commercial building space.

Once completed,
over 100 condominium units directly on the Branford River will
provide instant access to the adjacent commercial/retails
concerns, marina, and railroad station for the convenience of
condo residents as well as hotel guests.
HRP was selected based upon our extensive experience with
Brownfield investigation and remediation and our innovative
approaches in integrating site design engineering controls to
minimize remediation requirements and costs.
The environmental work included the conduct of Phase I, II and
III investigations, preparation of a Remedial Action Plan (RAP),
and supervision of site remediation construction activities. A
combined Phase II/III investigation was performed to expedite
the evaluation of remedial needs for the project. Candidate
remedial options were evaluated and an optimum remediation
program was selected to minimize site disturbance, soil removal
and disposal costs.

Existing
and newly constructed condo buildings were used as
engineering controls to render contaminated soils
environmentally isolated and inaccessible. Paved
roadways, parking areas and the strategic placement of
fill was used to vastly reduce the quantities of soil
requiring removal and offsite disposal, saving hundreds
of thousands of dollars in site preparation costs. |
HRP designed the
details of the site layout, surface contours, drainage,
roadways, etc. to take advantage of each component of the site
development scheme in reducing the costs of clean up. HRP is an
expert in efficiently coordinating the remediation needs of
complex Brownfields sites with the planned build-out to
drastically reduce the environmental costs whilst preserving the
aesthetics of the site design.
Additional development support services included permitting of
site development, storm water management and shoreline
construction/ remediation activities.
