HRP's Physical Condition Assessments (PCA) are conducted in accordance with ASTM E2018-01 and client formats, and is designed to provide clients with an easy-to-use report detailing a property’s:

  • Current Condition

  • Useful Service Life

  • Projected Maintenance Costs

  • Projected Replacement Costs

These assessments include an evaluation of:

  • Exterior

    • Parking lots, roadways, and walkways

    • Site drainage

    • Foundations

    • Lighting

    • Landscaping/fencing

    • Building envelope

    • Roofs

    • Windows/doors

 

  • Mechanical/Electrical Systems

    • Heating, ventilation, and air conditioning system

    • Electrical system

    • Other permanent equipment/systems

  • Interiors

    • Ceilings/walls

    • Light fixtures

    • Carpet and flooring

    • Doors and windows

    • Appliances


If requested, this assessment can be expanded to include:

  • Asbestos consulting, and

  • Indoor air quality, radon detection, lead based paint inspections
