HRP Associates, Inc. has recently partnered with ESA1 of Louisville, KY to jointly pursue Transactional Due Diligence projects across the United States. HRP has formed this Joint Venture Agreement with ESA1 to provide a full range of real estate due diligence, environmental, and engineering services to our joint HRP/ESA1 client base and the Commercial Real Estate marketplace.

This agreement provides ESA1 with the environmental and engineering expertise of HRP relative to Phase II/III and IV projects while expanding ESA1’s Phase I coverage in the northeastern United States. For their part, HRP will be receiving referrals from ESA1 for Phase II ESAs, Physical Condition Assessments (PCAs), and other advanced environmental and engineering services in the northeast and across the country.

This agreement will be beneficial for both companies and will allow us to pursue the large-volume portfolio work currently available from Wall Street (CMBS/Conduit Lenders), Real Estate Investment Trusts, Pension Funds, and Life Insurance Companies that require their consultants to operate across multiple disciplines and throughout the United States. “One-Stop Shopping” is the by-word for these markets and this strategic partnership will allow our firms to access additional market share from these clients.

ESA1 was founded in Louisville, Kentucky in 1994 to provide loan officers, lawyers, real estate professionals, and others who are involved in the transfer or lease of property with a cost-effective option for Phase I Environmental Site Assessment services. Since that time, the company has expanded throughout the country. 

ESA1’s organizational structure is very simple and streamlined. ESA1’s Headquarters serves as a processing center for all ESA1 projects completed around the country. Mobile Project Managers located in 23 states perform all site investigations and research and download reports and supporting information to ESA1’s intranet system. Each report is then reviewed by ESA1 Report Managers. Because ESA1 does not have to pay rent or other costs associated with office space for its mobile Project Managers, ESA1 is able to cost-effectively offer its Phase I services.
